Plumbing for real estate and property managers

Your tenant wants it fixed today. Your landlord wants to know what it’ll cost. We sort out the access, fix the problem, and send you photos and an invoice you can forward straight to the owner without rewriting a thing.

Sound familiar?

Any of these? Call or email the maintenance request and we’ll take it from there.

Options you can take to the owner

Fix it now, or fix it properly?

Owners want the cheapest fix that works. Where there’s more than one way to fix something, we lay out the options with the trade-offs in plain English, so you get an approval decision the first time, not after three rounds of back and forth.

A repair is the right call when

01

It’s a worn washer, valve or fitting on a sound fixture.

02

The hot water unit is young and the fault is a part.

03

The drain has blocked once, and the camera shows a clean pipe.

04

The fix will last, and the owner isn’t paying twice.

Worth putting the case for replacement when

01

The same thing has failed for the second or third time.

02

The hot water unit is past ten years and leaking.

03

The drain blocks every few months and the camera shows roots or a break.

04

Emergency callouts are costing more than the planned fix.

When we recommend the bigger job, we write it so you can forward it: what we found, what happens if it’s left, and what fixing it now costs compared with fixing it later.

Making the preventative case

Fix it before it's a 10pm callout

Preventative work often gets knocked back because the person paying isn’t the person living with the problem. But a drain that blocks twice a year costs more in emergency callouts, tenant complaints and water damage than a camera inspection and a planned repair.

When we recommend preventative work, we’ll explain why in a way you can forward to the owner: what we found, what’s likely to happen if it’s left, and what fixing it now costs compared with fixing it later.

Invoices you can forward

Clear and itemised, with photos and a short description of the work, so you can send them to the owner as they are.

Send this with the request and we'll book it straight away

The address

And anything about access: keys, gates, a dog in the yard.

Tenant details

A name and number so we can arrange a time that suits them.

What's been reported

What the tenant saw, heard or smelt, and when it started. A photo from them helps.

Your approval limit

If there’s a figure we can work to without going back to the owner, tell us.

Phone quotes are free. You know the price before any work starts.
